Bandit Signs, Road Signs and Yard Signs
Road signs, bandit signs, yard signs are an effective
way to market an area. An 18-inch by 24-inch sign is best when viewed at 30 to
50 mph.
You can use smaller signs if they are placed where motorists
have to stop. Blue and white are the easiest to read, however, neon signs definitely catch your eye. My favorite is blue on yellow or black on yellow. Be sure the neon signs are not only eye-catching, but also easily readable.
The message in your bandit signs
should be no longer than five lines and include your phone number and a website.
Even if the potential client is Internet savvy, they are more likely to
write down the number — it seems that many of us think we can remember the Web
site address, but that doesn't always happen unless is an easy to remember site

Hands down bandit signs are the
quickest way to get your phone ringing with people interested in selling you their home. However there’s a
method to the madness.
There have
been times when we put up 100 bandit signs and didn’t get any calls, and there have
also been times when I only had up a few and got a good amount of calls. What’s
the difference between the two scenarios?
1.
Location - Place your signs on wood stakes in high traffic
areas near intersections. Look for stoplights, and place them in the median
area. Check with your local ordinances regarding putting them on
light poles and streets. In some counties it is illegal.
2.
Size - If your bandit signs are too small to read from a distance, then
the person reading the signs may not have time to get the number, which does you
no good.
3. Clarity - Keep it simple. Make Sure your number or
website name is as big as possible. Also go for a number that’s easy to
remember. One thing you could also do that may help in this situation is to have
a website.
Every real estate investor should have a website , but that is a whole different
article. Make your website with a catchy name. It is much easier to remember a
catchy name than a phone number.
That is of course unless your phone number
actually does spell something catchy. The point is, your sign needs to be big
enough so that those driving by will take a few steps; first notice your sign,
then read your sign, and then actually write down the number!
4.
Readability - Do not clutter up your sign. Keep the message
simple and to the point. Cars may be driving by at 40 mph and drivers aren’t
able to lock in on a crowded, cluttered sign at that speed.
5.
Repetition - Studies show that the more people see
an ad the more familiar they are with it, the more likely they’ll respond to it.
Hit your target area well and get good coverage.
The point is they may see the sign and
be thinking about it. But when they see your signs all over town, it gets put
into their heads. Not to mention if they missed the number, well they will see
your sign again 200 yards down the road and have another opportunity to read the
number.
The basic
message most likely to work is “We Buy Houses” Fast or Cash
along with the phone number and website underneath, “AVOID
FORECLOSURE”, "We Take Over Payments
"
When I
mentioned above how a sign is presented I mean color and shape. There are signs
now that are shaped like houses, arrows, faces, etc. This catches attention and
things like this may work for your area.
People are starting to become
accustomed to signs and not pay attention, but if your sign looks different,
it will catch the eyes of more people. These signs are generally more expensive
but well worth the money if you get to buy a home with enough
or good terms.
